Seal the Gaps,
Protect the Structure.
We are the premier expansion joint waterproofing contractor in Riyadh. We use highly elastic polyurethane sealants to close structural joints in malls, parking garages, and roofs, allowing concrete to expand in summer and contract in winter without tearing.
Up to 500% Elasticity
Our materials stretch and compress in harmony with the natural movement of the building without cracking or debonding from the concrete.
Total Water & Chemical Resistance
Prevents rainwater and oils from leaking into lower levels, keeping your building’s infrastructure completely dry.
The Most Dangerous Flaw in Mega Buildings
What happens when you ignore expansion joints?
Massive buildings “breathe” and move. Expansion joints are designed to accommodate this movement, but leaving them exposed or filling them with rigid materials leads to disaster.
Cascading Waterfalls
An open joint on a roof or upper parking deck acts as a direct funnel for rainwater, flooding lower offices, showrooms, and destroying property.
Ruptured Rigid Sealants
Filling the joint with cement or cheap solid materials fails instantly. When concrete expands in summer, the cement shatters, making the problem worse than before.
Debris Accumulation
Exposed gaps fill with gravel, dirt, and debris. This prevents the joint from closing naturally in the summer, creating immense pressure that can shatter the edges of the concrete slabs.
Rubberized Seal
A high-grade sealant that cures into tough, resilient rubber, withstanding vehicular traffic and harsh weather conditions.
Precision Engineering for Cracks
Flexible Polyurethane Sealant Systems
The secret to successful expansion joint waterproofing lies in selecting a material that matches the Joint Movement capability. We use premium polyurethane sealants combined with Backing Rods to guarantee endless flexibility.
Accommodates Expansion & Contraction
The material is engineered to stretch significantly when concrete shrinks in winter, and compress when it expands in summer, all without losing its adhesive grip on the joint edges.
High UV Resistance
The sealant will not dry out, chalk, or crack when exposed to Riyadh’s direct, blazing sun on roofs or open parking decks; it retains its elasticity for years.
In Every Corner of Your Project
We Treat All Types of Structural Joints
We possess the right solutions and materials for every type of joint, tailored to its specific location and exposure level.
Roof & Building Joints
We seal the vast expansion joints that divide long commercial complexes and towers to prevent winter rains from pouring into the lower offices and showrooms.
Parking Garage Joints
Deploying robust, traffic-grade sealants that endure the friction and weight of vehicle tires while simultaneously stopping water from reaching the basement.
Precast Facade Joints
Injecting the gaps between ready-made concrete (precast) panels on factory and building facades to block damp air, dust, and rainwater from penetrating the facility.
Precision Makes the Difference
Our Engineering Execution Process
Applying the material incorrectly leads to immediate failure. We follow the correct protocol 100%.
Grinding & Joint Opening
We use diamond grinders to clean the edges of the joint, removing weak concrete, dust, and deteriorated old sealants to create clean, raw edges ready for perfect adhesion.
Inserting the Backing Rod
The most crucial step! We insert a flexible foam cylinder (Backing Rod) into the joint. This controls the depth of the polyurethane sealant and prevents it from sticking to the bottom of the joint, allowing it to stretch freely.
Priming & Masking
We brush the concrete edges with a specialized Primer to maximize adhesive strength, and apply masking tape along the sides to guarantee a neat, straight, and architecturally clean finish.
Polyurethane Injection & Tooling
The flexible sealant is gunned into the joint. We then tool the surface to force the material against the edges and eliminate air pockets. Finally, the masking tape is removed, revealing a perfectly sealed and elegant joint.
Compare & Choose Quality
Certified Polyurethane vs. Cheap Cement Fillers
| Criteria | Polyurethane (Waterproof Riyadh Insulation) | Cement Mix / Standard Grout |
|---|---|---|
| Reaction to Building Movement | Expands & compresses like rubber | Rigid; shatters when concrete expands |
| Waterproofing Capability | A watertight shield; not a drop passes | Highly porous; absorbs water over time |
| Lifespan | Many years of durability and warranty | Crumbles and pops out within months |
| Final Appearance | Smooth, clean architectural line | Messy, uneven, and deformed look |
Experiences of Our Expansion Joint Sealing Partners
“Our upper parking deck was leaking water during car washes straight into the administrative offices below. The culprit was the expansion joint running down the middle. Mehwar’s team cleaned it and applied their rubber sealant. The leak vanished 100%.”

Commercial Tower Parking – Olaya
“In the mall, the joint between the old and new building kept cracking the ceramic tiles because it was filled with cement. Waterproof Riyadh used backing rods and polyurethane. Proper engineering work; the material is flexible and handles heavy foot traffic effortlessly.”

Engineering & Commercial FAQs
How is joint sealing priced, by square meter or linear meter?
Since joints are essentially lines, pricing is exclusively calculated by the “Linear Meter” (LM). The price per LM depends on: the width and depth of the joint, the volume of flexible sealant (Polyurethane) consumed, and the condition of the joint regarding the need for grinding and cleaning.
We have expansion joints in a heavily trafficked parking garage. Can the material handle that?
Yes, we use a specialized category of polyurethane sealants called “Traffic Grade Sealants.” This grade boasts excellent surface hardness to withstand the friction of car tires, while maintaining immense internal flexibility to accommodate the building’s movement.
What is the purpose of the Backing Rod, and why is it inserted before the sealant?
A backing rod is a foam cylinder placed at the bottom of the joint for two engineering reasons: First, to control the depth and amount of sealant used. Second (and most importantly), to prevent the sealant from sticking to the bottom of the joint (preventing 3-Point Adhesion). The sealant must only stick to the two sides so it can stretch and compress freely without tearing.
Can expansion joints be painted to match our epoxy floor or tiles?
Polyurethane materials come in standard colors (like Grey, White, and Black). However, the great advantage of these materials is that they are “Paintable” once cured. They can easily be painted over to match the color of your epoxy floors or wall paints.
